Serious disrepair issues

When the client first raised this concern, she was told by the landlord that the damp was caused by condensation, and a fan was installed in the kitchen in an attempt to resolve the issue. However, the fan did not rectify the problem, and the dampness continued to affect the home.

Over time, the property also became subject to frequent leaks, with water entering the property during periods of rain. The tenant and her family were forced to collect rainwater in buckets placed around the home to prevent further damage. The disrepair affected several key areas of the property, including the bathroom, living room, and two of the bedrooms, making the home increasingly uncomfortable and unhealthy for the family.

Lack of response from landlord

After receiving no effective response from the landlord, the client approached Osbornes Law for assistance. Our solicitors took immediate action, sending a Letter Before Action to the local authority and setting out the extensive disrepair and its impact on the family. The legal team pressed for urgent repairs and appropriate compensation for the tenant’s prolonged suffering.

The landlord acknowledged their liability and agreed to pay £7,700 in damages for the extensive disrepair. This compensation reflected the hardship endured by the tenant and her family, who had lived in unfit conditions for a considerable amount of time.
