Serious disrepair issues

Our solicitors at Osbornes Law have successfully settled a disrepair claim on behalf of a local authority tenant who had endured extensive issues in her home. The claim involved multiple areas of disrepair, significantly impacting the tenant and her family’s living conditions.

Local Authority Tenant

The client, a tenant in a local authority property, had been dealing with serious disrepair issues for an extended period. The main problem was persistent dampness throughout the property. When the client first raised this concern, she was told by the landlord that the damp was caused by condensation, and a fan was installed in the kitchen in an attempt to resolve the issue. However, the fan did not rectify the problem, and the dampness continued to affect the home.

Over time, the property also became subject to frequent leaks, with water entering the property during periods of rain. The tenant and her family were forced to collect rainwater in buckets placed around the home to prevent further damage. The disrepair affected several key areas of the property, including the bathroom, living room, and two of the bedrooms, making the home increasingly uncomfortable and unhealthy for the family.

Lack of response from landlord

After receiving no effective response from the landlord, the client approached Osbornes Law for assistance. Our solicitors took immediate action, sending a Letter Before Action to the local authority and setting out the extensive disrepair and its impact on the family. The legal team pressed for urgent repairs and appropriate compensation for the tenant’s prolonged suffering.

£7,700 in damages

Through diligent negotiations, our solicitors were able to secure a positive outcome for the client. The landlord acknowledged their liability and agreed to pay £7,700 in damages for the extensive disrepair. This compensation reflected the hardship endured by the tenant and her family, who had lived in unfit conditions for a considerable amount of time.

Disrepair Claims Expertise

The client was represented by our housing lawyers, whose expertise in handling housing disrepair claims ensured a successful outcome. Through our diligent work, the tenant was able to secure compensation and finally have the disrepair issues resolved.
